Below is a list of documents to gather in preparation of offering on a rental place you choose. The sooner these documents are gathered, the better. On average, rental properties in West Broward are on the market less than 6 weeks and the top properties are gone even faster. By having the following documents for all persons 18+ that will occupy the home, you will avoid delays when you make a decision about offering on the place you like:
Also, I am going to briefly describe a few important parts of the lease we will be discussing in person:
-Move in fees are usually 1st month, last month, and security deposit (equal to 3 months rent) unless negotiated or stated differently in the listing.
-A low Credit scores, or negative credit history, will sometimes require an additional security deposit, so it could be 1st, last, double security (equal to 4 months rent.)
-Association application and fees (fees vary) are separate from the move in fees.
-Some landlords may require you to use their preferred credit and background reporting agencies (fees vary) separate from your move in fees and association application fees. I have an account through www.rentapplication.net that I recommend to my clients. This is also the most common step a landlord requires tenants to show when applying for their unit.
-You will NOT be paying a commission fee to have me work and negotiate on your behalf. The only cost from my brokerage will be a $45 paperwork storage fee at the time of move-in.
